It is close enough to downtown that the commute is not a concern, quiet enough that the neighborhoods still feel like actual neighborhoods, and growing fast enough that the decision to build here today looks smarter every year.

Here is what you should know before you make up your mind.

Norwalk is growing fast, and that matters for buyers

Norwalk had 12,917 residents when the 2020 census was taken. By 2026 that number has climbed to an estimated 16,635, which works out to about 29% growth in six years. The city is currently adding residents at a rate of roughly 3.87% per year.

That growth is not random. It is families making a decision. They are looking at the school district, the drive to work, the price of a new home compared to what they would spend in Ankeny or Waukee, and they are landing in Norwalk.

If you work in central Des Moines, at one of the hospitals, at a state office, or anywhere on the south or west side of the metro, that 22-minute drive is shorter than what many people are already living with. MercyOne West Des Moines Medical Center and Methodist West Hospital are both within 10 to 15 miles.

Living in Norwalk also does not mean cutting yourself off from Des Moines. Blank Park Zoo, Gray’s Lake Park, the Iowa State Fairgrounds, Principal Park where the Iowa Cubs play, and the Downtown Farmers Market are all within a 20-minute drive. You give up nothing.

The City of Norwalk is in the final stages of planning Norwalk Central, a 70-plus-acre mixed-use project within Hughes Century Crossing. The goal is to create a walkable center of town with space for retail, dining, and community gathering, the kind of thing that Prairie Trail did for Ankeny but in the south-side context.

Buyers who build in Norwalk now are ahead of that curve. The neighborhood is already solid. The schools are already good. The commute already works. When Norwalk Central comes together, that last piece about feeling like a complete community with a real downtown will fall into place.

Common questions about building in Norwalk

Is Norwalk too far south to feel connected to Des Moines? That depends on where you work and what you are used to. If your office is in Ankeny, yes, Norwalk is in the opposite direction. If your job is anywhere in central or south Des Moines, or in the west metro, Norwalk is closer than Ankeny. For a lot of buyers the 22-minute drive on Highway 28 is shorter than what they are already doing.

What about shopping and restaurants in Norwalk itself? The basics are covered well: groceries, everyday services, a solid mix of restaurants. It is not Prairie Trail level yet, but the Norwalk Central development will change that. If having walkable retail today is important to you, Ankeny or Waukee makes more sense right now. If you are okay driving a few minutes for dinner but want more space and a lower price, Norwalk is a good trade.
